EAST BRIDGEWATER -- Six recorded home sales ranged from $300,000 to $799,900 between late June and late July, with three separate estates among the sellers and three additional property transfers recorded for nominal consideration rather than market sale prices.

MARKET OVERVIEW The Plymouth County Registry of Deeds recorded nine property transfers in East Bridgewater during the period, but three carried only nominal consideration, typically $1 or $10, and are not counted as market sales. Among the six recorded sales, prices ranged from $300,000 to $799,900, with a median sale price of $562,500. A sample of six sales over a one-month window is a modest volume; the dataset does not provide prior-period figures for comparison.

TOP SALES The highest-priced sale was 81 Amber Dr, which sold for $799,900. Sellers were Graeme A. Beattie and Susan J. Beattie; buyers were Stephen J. Roche and Jean E. Roche. The sale closed June 30.

The second-highest sale was 254 N Central St at $630,000, sold June 29 by Peter H. Pilkington III and Carol A. Pilkington to Mahbul Abdullah and Ana Rodrigues.

At 757 Central St, the property sold for $565,000 on July 1. The sellers were listed as the estates of Edmund Paul Kennedy and Paul Kennedy; buyers were Nicholas Ames and Elisabeth Reed.

167 Pine St sold for $560,000 on July 1. Sellers Vaughn Simmons and Jorrie Simmons transferred the property to Paul Latif and Kristen Helena Latif.

Rounding out the top five, 55 Hillside Ave sold for $510,000 on June 29. The sellers were Warren H. Perkins and the estate of David Allen Perkins; the buyer was Gerald Louis Joseph Thomas.

Beds, baths and square footage were not available in the deed records for any of the sales.

NEIGHBORHOOD BREAKDOWN N Central St had two sales in the period: 254 N Central St sold for $630,000 and 492 N Central St sold for $300,000, the lowest price recorded. No other street had more than one recorded sale.

By price tier, one sale fell under $500,000 (492 N Central St, $300,000), while the remaining five sales, 55 Hillside Ave, 167 Pine St, 757 Central St, 254 N Central St and 81 Amber Dr, fell between $500,000 and $1 million. No sales exceeded $1 million.

MARKET NOTES Three of the six recorded sales involved an estate as seller: 757 Central St (estates of Edmund Paul Kennedy and Paul Kennedy), 55 Hillside Ave (estate of David Allen Perkins) and 492 N Central St (estate of Gordon O. Hatfield). The deed data does not indicate why these properties changed hands, only that an estate was named as grantor.

The lowest-priced sale, 492 N Central St at $300,000, was the only transaction with a buyer identified as a limited liability company, Lumber LLC, rather than individuals. All other recorded buyers and sellers in the period were individuals.

Three additional transfers recorded during the period carried nominal consideration and are not reflected in the sales figures above: 56 Tardie Ter, where James Edward Duhamel and Traci Ann Duhamel transferred the property to James Edward Duhamel TR and Traci Ann Duhamel TR; 292 Harvard St, where John F. McColgan and Judith A. McColgan transferred to John F. McColgan TR and Judith A. McColgan TR; and 358 Winter St, where Sheila McLaughlin transferred the property to the SMcLaughlin Winter Street Realty Trust and Sheila McLaughlin TR. In each case the matching names on both sides of the transfer indicate the property moved into a trust held by the same individuals, rather than being sold on the open market.
